Holiday park plumbing: the winter maintenance and reopening checklist

The best time to find a weak shower, failing valve or difficult isolation point is before the first busy changeover. Build the work list around facilities, shutdowns and reopening dates.

Walk the site by facility

Separate reception, staff areas, shower blocks, toilets, laundries, accessible facilities and individual accommodation. Record leaks, low pressure, slow drainage, damaged fittings, frost exposure and recurring guest reports. Photographs and a simple marked-up plan help turn the list into a usable brief.

Map isolations and shutdowns

Confirm which stop taps and valves serve each area and whether they operate. Identify facilities that must remain open and realistic windows for water shutdowns. Do not promise a reopening date until the plumbing scope, access and other trades are coordinated.

Plan frost protection and recommissioning

Follow manufacturers’ and competent specialists’ instructions for draining down or protecting systems. On reopening, allow time for inspection, flushing, checking for leaks and commissioning equipment. Water hygiene and specialist plant may need separate competent advice outside an ordinary plumbing scope.

Treat LPG and commercial gas separately

Gas Safe Register advises that fixed LPG appliances should be serviced and safety checked by an engineer qualified for the relevant LPG work. A domestic mains-gas qualification does not automatically cover caravan LPG, commercial plant or every appliance category.

Create a reopening pack

Keep the agreed work list, isolation information, service records, warranties, defect actions and emergency contacts together. Make clear who can approve variations and who receives handover documents. This helps seasonal staff distinguish a minor report from a genuine emergency.
