Give yourself time to plan

Find your last service record and check when the next visit is due. Put a reminder in the household calendar and enquire in good time, especially if access needs arranging through an agent. Mention an existing fault when you book; a routine service appointment may need to be planned differently from a breakdown.

If you have a boiler guarantee or care plan, read the relevant servicing arrangements and contact route. Do not assume that receiving a reminder means the visit has already been booked. Confirm the appointment, the agreed scope and what access the engineer needs.

Check the everyday experience

Use your normal controls to run the heating and notice whether rooms become comfortable. Check the schedule is appropriate for your current routine. If something is unusual, write down the symptoms and report them rather than waiting until the system is essential every morning.

Keep the area around the boiler accessible for an engineer and do not block ventilation openings. Look from a safe position for obvious leaks or damaged visible pipe insulation. Do not climb, remove covers or handle equipment to complete a seasonal checklist.

Have a plan for a cold-weather fault

A frozen or blocked condensate route can be one possible cause of a boiler locking out in cold weather, but similar symptoms can have other causes. If the appliance stops, record the message and follow the manufacturer’s guidance for your model. Avoid improvised pipe repairs, ladders, open flames or pouring water over the boiler.

Keep the Corva number, your landlord’s repair number if relevant and your manufacturer’s support details somewhere the household can find them. If the property will be unoccupied, ask for advice on suitable settings and maintenance arrangements for that particular system before leaving.
