Work around real changeover times
Provide both the check-out and next check-in dates, the full repair list and the person responsible for access. A short gap between bookings may limit what can be completed. Agree timing before promising a guest that a fault will be resolved.
Think about the guest experience
Repeated shower, toilet or hot-water problems need the cause assessed rather than another temporary workaround. Explain how many guests use the property and whether problems happen when several fittings run together. A domestic boiler enquiry must identify the fuel; LPG and oil are outside this confirmed offer.
Give remote owners a clear approval route
Identify the keyholder, spending authority and how additional work is approved. Ask what completion notes or photographs are needed and where product records should be kept. Commercial plant, specialist water-risk services and every accommodation compliance duty are not automatically included in a plumbing visit.
